Additional Person: € 25 per night. For children up to the age of 14: € 20 (with at least two full-paying adults).
The base rate is for 2 people per night and for a minimum stay of 4 nights and includes all taxes.

In the high season (Christmas/New Year, Carnival, Pentecost holidays, July/August) we require a minimum occupancy of 4 people (2 adults and 2 children).
Final cleaning is included in the price for a minimum stay of 4 days.
We prefer arrivals and departures on Saturdays. If you have shorter stay requests or arrival and departure dates on other days, please contact us directly.
Short Stay: For shorter stays, a surcharge of € 30 will be added to the total price.
The municipality provides for the collection of a local tax of €2.10 per night for each guest aged 14 and over. This tax is not included in the price / is included in the price and must be paid directly at the facility.

Our holiday apartments
Our four apartments are either 60 or 65 m² in size, allergy-friendly and non-smoking apartments. They are modern and furnished with a lot of wood and each have 2 separate bedrooms (possibly with a cot), a living kitchen, bathroom and a beautiful balcony for relaxing. We also welcome families with babies and toddlers as well as people who are wheelchair-bound: Two of our holiday apartments, namely Laerche (larch) and Fichte (spruce), are barrier-free.

In addition to the Obereggerhof, we also manage the Braundornerhof in Schabs. On request, you can come and watch Stefan milk the cows. You must organize the trip to the Braundornerhof yourself and take your own car. It is only a ten-minute drive from Vals Valley.

Free WIFI in all apartments
Holidays with advantages with the "Almencard" guest card. Please note that different services are included in winter than in summer. In the summer months, the cable cars are open from May 28th to November 3nd, 2025. From May 28th to July 11th and from September 15th to November 3nd, 2025, the cable cars can be used free of charge with the Almencard guestcard.
Year-round free admission to the Acquarena indoor and outdoor swimming pool (this is a special service from Obereggerhof and is not connected to the Almencard). You will receive a 50% discount on the sauna world.

In the Gitschberg Jochtal ski and holiday area more than 30 huts are open, many of them all year round. For the perfect dine-around experience, we have more than 15 restaurants that you can reach by car within 10 minutes. With 20 minutes it's already 50, and so the story goes on. Vacation with an electric car
Do you have an environmentally friendly electric car and want to go on vacation with it? Then the Obereggerhof fits perfectly into your concept, because we have an e-charging station right on the farm where you can refuel in an environmentally conscious way. You can arrive relaxed with your electric car and take excursions through the beautiful South Tyrolean landscape. The energy for our Wallbox Copper SB Shutter OCPP with a type 2 socket with a maximum charging power of 22 kW comes mainly from our own photovoltaic system, which is located on the roof of the barn (another word for barn). So: full solar power for your car!

Our rules
We kindly ask for your understanding that pets are only allowed on the Obereggerhof by prior arrangement. We charge € 20 per night per pet (without food). In Italy, dogs must be kept on a leash. A muzzle should also be carried at all times. In the event of any damage, the pet owner is liable. The deposit also serves as a security deposit for any damage to the apartment. Pets must not be left alone in the apartment during their stay with us.
Smoking is strictly prohibited in all our apartments and in all indoor areas of the farm.
Arrival
and departure
Apartments are ready for occupancy from 2:00 PM on the arrival day.
Please vacate the apartments by 9:30 AM on the departure day.
We prefer arrivals and departures on Saturdays.
Please note that arrivals on Sundays are possible from 5:30 PM at the earliest.
Please inform us: We would appreciate it if you could let us know your approximate arrival time at least three days in advance. You can contact us by phone or email.

During the months of July and August, we rent our apartments for 2 weeks at a time.

The booking becomes binding upon payment of a deposit (booking guarantee) and receipt of the booking confirmation from us. From this point on, our cancellation conditions (see below) apply.

To confirm your booking, we require a deposit of €200 per apartment and week.
Preferred Payment Methods: We prefer payment by cash or bank transfer. We unfortunately cannot accept EC cards.
Important Note: Please be aware that there is a legal cash limit of €4,999.99 in Italy. Amounts exceeding this limit must be paid by bank transfer.

Cancellation
conditions
Free Cancellation: You can cancel your booking free of charge up to 3 months before your arrival. In this case, we will only retain the deposit.
For cancellations between 3 months and 4 weeks before arrival, we will charge you for 4 nights of your stay.
For cancellations within the last 4 weeks before arrival, the cancellation fee is 100% of the booking price.
We recommend: To protect yourself from cancellation fees, we recommend taking out "Red rooster travel insurance". You can easily calculate the premium and book the insurance here.
In case of earlier departure or later arrival, we will charge you the full price for the entire booked period.
